Description: This is a truly outstanding, highly improved, well finished hunting ranch!!! Over the past 8 to 10 years this property has been molded into one of the finest deer hunting ranches in all of Texas! This ranch has it ALL!!! Beginning with a magnificent 6,000 Sq. Ft. - 5 bedrooms, 5.5 bath lodge that is built on top of a high hill. The views from the large back porch are – TO DIE FOR!!!! The main lodge is built with limestone rock walls and a standing seam metal roof. The interior features hand-hewn oak floors, with slate counter tops in the kitchen; the huge Great Room has a 7 foot fireplace; a security system; an integrated sound system delivers sound from a 100 CD stereo system throughout the entire house. The interior is filled with one of a kind furniture and is simply gorgeous!! The two-story lodge is exquisitely finished and can sleep a large number of individuals. This is the perfect setting for entertaining!! The 3 vehicle garage is built of the same limestone rock and features a large storeroom. Approximately one-half mile away is a state of the art 2,600 Sq. Ft. Deer Breeding/Handling facility. This outstanding facility has been especially designed for handling all of the deer and artificial insemination (AI) work that is being done on the ranch. There are nine large deer breeding pens and 6 hospital pens that feed in to this facility. The pens and alleyways are well designed. Deer are easily handled in these pens with a minimum of stress – no darting and no hard labor – just easy manipulation! Located approximately one-half mile away are 4 large buck pens. This keeps the bucks separated from the does to minimize – “stress and desire”. There are approximately 150 deer to be transferred with the ranch. The genetic history of each deer to be conveyed will be provided. {The Sellers are keeping 150 deer to start a smaller breeding operation.} For the deer that are to be conveyed with the ranch, the basis of the deer herd is built around Bambi Prickly (232 B & C) and BB Peanut (220 B & C). Both of these bucks are Texas Deer Association Award winning deer!!! Bambi Prickly (232 B & C) won Best Non-Typical 3 Yr. old – 2004; BB Peanut (220 B & C) won Best of Show – 2004 as a 6 Yr. old. Both of these bucks have 21 measurable points!!! The buck and doe fawns off of these two bucks are found throughout the 5-F Genetics that you will be getting. Also, a large number of genetic bucks have been released on to the ranch. The results are OUTSTANDING!!! You can see some HUGE bucks at every blind on the ranch!!! Just look at the game traffic at each protein feeder and you will be impressed!!! The deer herd on this ranch is second to none!!! Just pick out what you want to shoot!!! Whatever class you want!! It is THERE!!! The basic soil associations have widely varying types and qualities, ranching from beautiful wide valleys with deep dark brown fine silty loams, and are growers of all of the large trees on the ranch and all of the lush growth. Gauging gently into low sloping ridges with heavy soils on the lower slopes, and with lighter sandy soils on the upper slopes. The brush and tree growth is basically dependent upon the slope and the soils. The creek bottoms are heavy producers of elms, mesquites, hackberries, persimmon, and a good selection of native brushes as undergrowth. The creek bottoms and the wide flats along each side are beautiful and are highly productive in trees, brushes, vines, and dense fine combination of several types and kinds of grasses and weeds. All of the native trees, brushes, vines, and growth in the valleys are succulent, rank, tender and desirable by the deer, and that is where most of the game spend most of their time. There are several of these wide draws and creeks in specific areas of the ranch. It should be noted that a number of these bottoms, flats, and glades have been cleared of all trees and brushes, and developed into ideal Food Plots for annually planting in different types and kinds of plants that are especially cherished by deer. In this manner, the deer on this ranch annually get choice green grazing at a time when it is needed most by them. Of special note is the large fine level farm tract that spreads over the beautiful valley that lays in such grandeur, right below the Main Porch on the Lodge. This is an awesome sight in the early mornings and the late afternoons when this whole valley is covered with deer and turkeys. The gentle rolling ridges are all basically red sandy clay loam and most of them are in scattered to dense trees and brushes, and very heavily covered with climax types of native grasses. The higher areas of the ranch growing up on the sides and tops of them are cedar trees and shinnery and shin oak trees. The shinnery trees and brushes are the choicest browse plants on the ranch during the spring and summer months. The leaves from these oaks are very tasty and all hooved animals, including deer, relish it and fatten and grow on it. There are a number of other native plants that are browsed by deer. This ranch has some very interesting and valuable qualities that are rather unique, in that there are certain times of the year, and after good rainy wet periods, there are springs that break out in the creeks and they are known to have run clear sweet spring water for many months, and at times for as long as six months or even a year. At the present time the creeks are running clear sweet water, and there is a pair of beavers that have built a beaver dam across one of the creeks, impounding their own lake. It is very unique, especially for this area of West Texas. The ranch has 8 water wells and they are interconnected so that there will never be a shortage of water anywhere on the ranch Improvements: The 6,000 Sq. Ft. Main Lodge is the centerpiece of this outstanding ranch. This two-story, white limestone lodge is built on a high hill overlooking the east end of the ranch. The views from the back porch of the lodge are FANTASTIC!!! You can see for miles and miles!!! The floors in the main lodge are hand hewn oak floors from Tennessee. Upon entering the Lodge, you immediately step into the Great Room which is a two-story high, open-beamed ceiling room whose walls are lined with trophies from all over the world!!! A pool table made of mining timbers and a copper topped bar greet you as well as a 7 foot long rock fireplace. A large screen T.V., with a satellite receiver and a computer controlled sound system can entertain you while you lounge on the leather sofas and chairs. Unique artwork, Persian Rugs and outstanding pieces of furniture surround you in every room! The kitchen features slate countertops and metal countertops, a commercial refrigerator and freezer, double sinks, double ovens and a HUGE pantry can help you feed an army!! The dining room features a 10 place dining table with a huge original western oil painting overlooking the table. A fireplace can set just the right atmosphere for the meal! The Master bedroom opens onto the large back porch or onto a private rock fenced yard. The master bath is very spacious and features a claw foot tub that looks out over the rock fenced yard. A huge walk-in closet can store all of your hunting clothes and all of your other attire. The upstairs houses four bedrooms that can accommodate a large number of people. The bunk room has three cedar bunk beds and bathroom. The two middle bedrooms have a queen bed and a bathroom each and the Lookout Room has two queen beds and windows facing out to the north and to the south. The Main Lodge is cooled and heated by three heat pumps with electronic programmable thermostats; the sound system is wired throughout the house and has individual control panels for each area. There is a security system that is wired throughout the house as well as a front gate control switch and wiring is in place to install a video camera at the front gate with a monitor at the house. Interior designer furniture is found throughout the Main Lodge. An outdoor fireplace can be found on the covered back porch to keep you warm and toasty while you watch all of the game grazing in the fields below the Main Lodge. DEER HANDLING FACILITY – A 2,600 Sq. Ft. deer handling and A/I building is located approximately one-half mile away from the main lodge. This building features an office and bathroom; a vet room and a large working area that has an extensive set of deer handling chute s built into it. These chutes have a light control system; slide gates; sand and gravel runways; an adjustable veterinary chute; side access doors – It’s all been thought out for you!!!! There are 6 hospital pens and 9 breeding pens along with an extensive system of alleyways that are designed to handle deer. This means that the alleyways are “blacked in” to prevent outward sight by the deer. Water troughs; feeders; darting towers....the list goes on and on. You are in control! There are four buck pens that are used to segregate the bucks from the does. Fawns thru 4 year olds are kept here. Water: The ranch is watered by 8 wells and 4 tanks. There is an extensive network of pipelines and water troughs extending throughout this ranch. There are literally miles and miles of pipelines installed throughout this ranch. A number of the wells have been tied together by underground pipelines to insure that water is available to each part of the ranch - Always!! The main house has four water storage reservoirs and two pressure pumps to insure that pressured water is available to the main house. The main house is tied into the water system that supplies water to the deer pens. In case one system fails, then simply switch a valve and you have water from an alternate source.
